Assisted Living Maintenance Supervisor – Maple Ridge Manor Manistee
Key Responsibilities
1. Facility Maintenance & Repairs
- Perform and oversee routine maintenance tasks including electrical, plumbing, HVAC, carpentry, painting, and general building repair.
- Respond quickly to maintenance requests and ensure issues are resolved efficiently.
- Conduct preventive maintenance to reduce equipment failures and safety risks.
2. Safety & Compliance
- Ensure all systems meet state and local regulations for assisted living facilities (fire safety, emergency lighting, water temp, etc.).
- Conduct regular safety inspections of equipment, walkways, resident rooms, and common areas.
- Maintain documentation of inspections, repairs, and compliance checks.
- Coordinate fire drills and emergency preparedness procedures.
3. Supervisory Duties
- Lead, train, and schedule maintenance technicians and housekeeping staff (if applicable).
- Assign daily work orders, track completion, and maintain performance standards.
- Oversee contractors and vendors performing specialized work.
4. Facility Operations Management
- Maintain inventory of tools, supplies, and equipment; order replacements when needed.
- Manage service contracts (HVAC, elevators, pest control, landscaping, etc.).
- Plan and oversee larger repair projects and renovations.
5. Resident & Staff Support
- Ensure resident rooms and common areas remain safe, comfortable, and functional.
- Communicate with residents and staff in a respectful, professional manner when addressing maintenance concerns.
- Minimize disruptions during repairs and maintenance tasks.
6. Administrative Tasks
- Maintain maintenance logs, work order system, and documentation for audits.
- Assist with budgeting for repairs, projects, and capital improvements.
- Participate in leadership meetings and building safety committees.

- Strong technical skills in building systems (HVAC, electrical, plumbing, etc.)
- Knowledge of assisted living safety regulations
- Ability to read blueprints, manuals, and safety codes
- Leadership and team coordination
- Excellent troubleshooting and problem-solving
- Time management and prioritization
- Customer service and communication skills
Typical Qualifications
- 3+ years of maintenance experience, preferably in healthcare or assisted living
- Experience in a supervisory or lead role
- Certifications in HVAC, electrical, or building maintenance (preferred)
- Knowledge of OSHA and state assisted living regulations
- Ability to lift, climb, and perform physical repair tasks
- Valid driver’s license and clear background check
